Click a lot

Which trades are still open on each job.

In Austin the electrician, plumber and HVAC company each pull their own permit on the builder's job. When a building permit has no electrical permit yet, the electrical work is still open. Every lot shows that, with the chance the slot gets filled in the next 30 days.

Homes likely due

Homes likely to call your trade soon, tested before shown.

45 years of city permits say when each home last replaced its AC, its water heater or its electrical panel. Each layer was chosen on 2022 data and tested on 2024 data it never saw: flagged homes really did pull that permit more often. Not jobs yet: the places to market first.

See the layers on the map →

"Tested" = how much more often a flagged home pulled the permit in the next two years than a home that was not flagged.

Know the builder

Who each builder hires, and how fast.

The permits show which electrician, plumber and HVAC company each builder used on every job, and how many days after the building permit each trade came on. So you know who to call, when, and who you are up against.

Where the line is

What Trestle will never do.

Permits are public because the city files them. The people behind them did not ask to be on a map, so these rules are built into the product, not promised in a policy.
